Our Vision

Our vision for Chelford East is to create a seamlessly integrated and sustainable neighbourhood that meets the borough’s housing needs while respecting the village’s existing character. Chelford East will provide modern, energy-efficient homes in a well-planned setting that links the ‘old’ Chelford with the ‘new’. We will create a connected and accessible community where people feel at home.

Meeting Housing Needs with a David Wilson Homes Difference

There is a well-documented housing shortage across the UK, and Councils are required to allocate land to meet local housing needs. Cheshire East Council is currently unable to demonstrate an adequate supply of housing, highlighting the need for well-planned, sustainable development. Chelford East will contribute to meeting this demand, delivering high-quality homes while enhancing the local area.

Thoughtfully Designed

Our masterplan for Chelford East has been designed to blend the development seamlessly into its surroundings. Existing mature trees and hedgerows will be retained and enhanced to create ecological corridors and natural buffers.

Additional woodland planting and wildflower meadows will enhance local ecology while offering attractive, natural spaces for rest and recreation.

We will also deliver a village green, a children’s play area, and thoughtfully designed open spaces. Pedestrian-friendly streets and cycle routes will connect the site, ensuring easy access to local amenities and public transport.

High-Quality, Sustainable Homes

Chelford East will be built to high standards of design and energy efficiency. Designed to meet the Future Homes Standard, homes will integrate sustainable technologies such as EV charging points and modern building materials, to reduce carbon emissions and lower bills for residents.

 

Green infrastructure, such as landscaped public spaces, ecological enhancements, and recreational areas are carefully designed to complement the existing landscape. Sustainable drainage systems (SuDS) will feature throughout the site to manage surface water, reduce flood risks and provide space of biodiversity enhancements.

Linked Communities

Existing Public Rights of Way will benefit from significant improvements including to the existing railway underpass, which could include lighting, hard surfacing and drainage enhancements, linking the site to Dixon Drive. Improving the pedestrian route will enhance the connectivity of ‘old’ Chelford in the east and the existing community facilities centred around the Community Hall to the west of the railway line, while providing new residents with easy pedestrian access to the wider village.

Networks of pedestrian and cycle paths will be provided throughout the site, linking new homes to public spaces, public transport and key local services.

Connected Community

Chelford East is a sustainable and well-connected location, with a singular vehicular access point off Knutsford Road. The site benefits from excellent transport links, with Chelford Railway Station a two-minute walk away, offering regular services to Knutsford, Macclesfield, and Manchester.

Its proximity to the Strategic Road Network, including the A537, A34, and M6, provides access to surrounding towns and employment opportunities. Transport Assessments submitted alongside our application demonstrate that Chelford East will not cause disruption to the existing highway network. Where necessary, we will work with the local authority to ensure appropriate mitigation measures are in place to maintain smooth traffic flow and improve connectivity for all residents.

A Diverse Community

Chelford East will deliver a mix of homes, creating a balanced community and meeting the needs of local people. We will provide a variety of house types, and a 30% affordable housing provision interspersed throughout the site. This means 31 properties will be delivered as affordable housing, including affordable rent and shared ownership.

More than just new homes, the site is designed to create a strong sense of community. Well-planned streets, pedestrian-friendly routes, and open green spaces will encourage an active and social lifestyle. A village green, play area, and landscaped public spaces will provide places for residents to relax and meet, creating a vibrant community.

A Sustainable Neighbourhood

Chelford East has been designed to enhance biodiversity, provide green spaces, and integrate seamlessly with its surroundings. A central green corridor will run through the heart of the site, offering a network of open spaces, walking and cycling routes, and habitat areas to support local wildlife. We will retain and enhance existing mature trees and hedgerows where possible, strengthening natural boundaries and creating a green buffer between new and existing homes. New woodland planting, wildflower meadows, and nature-friendly landscaping will further improve biodiversity.

A village green and play area will provide community spaces for recreation, while landscaped corridors will connect residents to open spaces and sustainable transport links. Sustainable drainage features, including SuDS ponds and attenuation basins, will manage surface water naturally, contributing to both resilience and visual appeal.
