Has a planning application been submitted?
Yes. David Wilson Homes has submitted a full planning application to Cheshire East Borough Council for the proposed Chelford East development. The application is for 104 dwellings with landscaping and sustainable drainage, a new vehicular access off Knutsford Road, public open space including a play area, and a foot/cycle link to Dixon Drive.

How will sustainability and biodiversity be addressed?
Chelford East will provide energy-efficient homes using a fabric-first approach and a range of low-carbon technologies. Landscaped public spaces and green corridors will retain and enhance existing trees and hedgerows and deliver biodiversity improvements across the site. Sustainable drainage systems (SuDS) throughout the site will manage surface water, reduce flood risk and provide habitat opportunities.
How will the development affect local services and infrastructure?
We will work closely with the local authority to assess the impact on schools, healthcare, and transport. Where necessary, financial contributions will be made to support improvements to local infrastructure.
How will traffic and access be managed?
The proposals include one vehicular access point from Knutsford Road via a priority junction designed to accommodate two‑way movements. Pedestrian and cycle connections will link the site to the village hall, the public right of way and underpass to Dixon Drive, and Chelford Railway Station.
Transport assessments submitted with the planning application demonstrate that the existing highway network can accommodate the development.
